Το project έχει ως ακολούθως:

1. DESCRIPTION

In Argentina, industrial parks operate separately from ports, resulting in additional costs  for  logistics and transport. The Argentina International Logistics Terminal (TALI) project

proposes a unique solution: an industrial park that allows resident companies to take part  in operating a nearby port. 

TALI will be located in the heart of the most important logistics hub in Argentina, on a site in Zárate owned by VitracoSA, along the Paraná de las Palmas River. 

It will include:

- A SME Park (26.4 ha developed and sold at 20%) for companies that provide services and  are related to the logistics chain of foreign trade;

- Vitraco Park (59.73 ha, to be developed), consisting of harbour land accessible to future investors who are shareholders of the port;

- TALI Port (19.35 ha, also to be developed), a multipurpose port terminal that will be traded by percentage of shares. It will also have a dock on land, with a 42-foot draft self-dragging.

2.- BUSINESS MODEL

The project seeks to sale land in the SME Park and Vitraco Park, as well as port services to both developments and external companies.

3.- FINANCING

The investor's entry strategy can be:

   - To purchase shares of the company that will own the land and the finished port. Money will be contributed against certificates of progress.

   - To buy the entire share package of the company, with the possibility of receiving a turn-key project.

4.- IRR. It will be analyzed directly during the negotiation with potential investors

5.- EXECUTION PLAN. Over 36 months, the project is expected to be developed in three

phases:

a) Stage 1 - TALI Port (10 months), involving engineering, project management, earthworks, soil studies, and construction.

b) Stage 2 - Dock (16 months), involvimg project engineering, hydrological studies, civil works for the dock, electrical services, prefecture offices, and controls.

c) Stage 3 - Vitraco Park (8 months), involving project engineering and paving.
